Rural property in the Top of the South is being snapped up as buyers look to cash-in on the stellar lifestyle the region has to offer.
Harcourts Nelson Top of the South Rural Sales Consultant Toby Randall says the potential for rural industries is abundant throughout Tasman and Marlborough, areas which offer the added bonus of a warm climate and sought-after lifestyle.
“There are a lot of people, probably the majority of them from out of town, that are buying now. They’re looking for a change of lifestyle, they’re wanting the sunshine and the beaches.
“But also, there’s what they can get for their money here compared to say Auckland; a lot of people are moving down here and reducing their debt, or getting rid of it completely,” Toby says.
Limited stock on the rural market makes it a good time to sell in the region, but Toby warns that sellers need to know what their next step will be in terms of property ownership.
“Obviously [the market] goes both ways; if people are looking at selling in Nelson, they need to bear in mind that they will also need to be buying as well,” Toby says.
“If you’re staying in the region, you have got to know what’s next. But if people are thinking about moving out of the region, then now’s the time to sell.”
A positive dairy forecast has given the dairy industry confidence, hops are thriving and forestry blocks are being snapped up by both local and international buyers, Toby says.
“Like all real estate agents, we’ve got people looking for all sorts of things. We’ve got plenty of people looking for dairy farms, hunting scrub blocks, and land for drystock. It’s interesting times.”
The Harcourts Nelson rural team sold three dairy farms at the end of last year’s dairy season; and Toby is aware of at least four hop gardens being planted in the Tasman region.
“They are definitely the flavour of the month,” he says.
